Top Five Questions to Ask a Seller’s Agent When Buying a New Home

1)     What Can I Expect During the Construction Process and What Are Potential Challenges to Our Timeline?

Supply and labor shortages have caused longer than usual construction timelines for many builders. Your selling agent should be able to give you a real-time snapshot of what to expect, based on the activity of the last few months. If GreenRiver Builders is building your new home, you can expect regular communications to keep you updated on any potential delays due to unforeseen challenges and possible needs for material changes due to unexpected shortages.Don’t worry! Our communications won’t ALL be negative. We’ll also be happy to deliver positive news about the progress on your new home as we make our way from foundation and framing to sheetrock and flooring placement. If the timeline for a homesite to completed home doesn’t match your need, be sure to ask if there are any inventory homes you can tour.

2)     What Can You Tell Me About the Quality of the Schools That Serve This Community?

If you’re the parent to school-age children, this is likely an especially important question for you. Depending on the age of your little learners, you’ll want to know the names of the elementary, middle and high schools that serve the community in which you are considering. GreatSchools.org is an excellent resource for rankings, statistics and parent reviews on each of those schools. If you have a stay-at-home parent in the household, both the popularity and quality of online learning sources are skyrocketing on the heels of the pandemic.

3)     Are There Any Available Options for Your Floorplans?

5)     How Do I Secure This Home TODAY?

While other builders may allow bidding wars on a home, Green River Builders and PlatinumKey Realty of Georgia offers a “first-come, first-served” selling model for presales we’re building from the ground up. You’ll simply need to show your prequalification letter from a mortgage lender, pay an earnest fee and sign a contract to secure the home you love. Then construction will begin, and you can meet with our designer to being making that home your own. If someone else got to the home you really want before you were able to secure it yourself, be sure to leave your name and contact information with us. We may be able to build that same floor plan on a comparable homesite or recommend a similar floor plan that will fit your family’s needs.
